Hello Owners at Quail Marsh HOA,
A few updates for you:
1. Decks have been cleaned off.
Thank you to 95% of the owners and Property managers. 95% of decks were cleared off or had outdoor patio furniture. We did have to remove sofas, dining room tables, wood furniture, etc.
2. We still had to cut chains and remove 23 bikes. They are stored in the pool clubhouse. Please have your renters reach out to us at 843.385.3660 to retrieve their bikes.
3. We are in the process of scheduling pressure washing the buildings and concrete. Hopefully next week.
4. Once PW is completed fresh mulch will be installed.
5. We are in process at this time repairing misc. steps and decks. This is a continuous battle.
6. Please remind you renters NO bikes may be parked under the steps or in common areas. Only at the bike racks.
4. No grills are permitted on the property. Four brand new grills have been installed in the picnic area.
Again, thank you to all the owners and property management companies. You owners are making the difference. We still have a few owners not going by the rules, but we are working on these.
Hello Owners of Quail Marsh HOA,
We have been contacted by the City of Myrtle Beach Fire Marshall about complaints that they have received about Quail Marsh. Such as overcrowding, too many occupants per unit, etc.
Enclosed below is the email and documents we received from the Fire Marshall. PLEASE READ.
Please make note:
1. Monday July 15, 2024, starting at 0915 the Fire Marshall escorted by Semper Fi Property Management will be inspecting the entire HOA property.
2. The inspection will be of the exterior and interior of units. Not all units will be entered, but most will be.
3. Please inform your renters of this inspection. Refusal of this inspection may result in a daily fine from the city.
4. As stated in previous email warnings and in the rules. Any type of grill, charcoal or gas, is not permitted on the property. These units may be fined too.
The City of Myrtle Beach is not playing around. I spoke to the Fire Marshall, and they will assist the Board of Directors and Management Team with this matter.
I do want to thank the owners that have complained to the City and SFPM about this matter and similar items at Quail Marsh. The Board of Directors and Management Team have been working HARD at cleaning up Quail Marsh. It seems that we get pushed back by owners. I do not understand why. Now that we have so many new owners that we have met, and we have heard their vision of Quail Marsh. It’s time to start.
Again, thank you to the owners that have contacted SFPM, the Board of Directors for working hard with the Management Team.

Hello Owners of Quail Marsh,
Your Board of Directors have been working extremely hard along with your Management Team on the 2024 Budget. The good news is that your HOA dues have been lowered to $300 per month starting January 2024. The insurance cost has been removed due to unknown Policy Amounts. Just over the past two years your Insurance Policy was raised $100,000 two years ago and approx $98,000 last year. This is due to eight water damage claims and two fires that damaged 13 units. Also, raised the deductible to $150,000 per occurrence. Sadly to say each claim, water and fire, was by a renter. No claims have been filed in 2023 thus far. Hoping this will lower the Premium.

Once the Board of Directors receives the new Policy and amount an Insurance Assessment will be issued to all owners of the HPR. Hopefully one day when the insurance rates get under control again we may add it back to your Budget, but FYI most HOA/POAs are now removing the insurance as we did and having an annual assessment for insurance.

CABLE AND INTERNET: The contract for these services have ended. As of March 18, 2023 both of these service will be removed from the HOA Budget. Each owner will be responsible for their own units if they want cable and internet. This is a savings to the HOA of approx $98,000.
PARKING DECALS AND PASSES:
Please remember that on May 1, 2021 that the enforcement of the new parking decals and parking passes will start. We have been working on this since November 2020. We have extended it from February 1 to March 1, 2021 and now May 2021.. Any vehicle on the HOA property must display either a decal or parking pass. Any vehicle not displaying the property pass will be towed.
Please have all windows, screens, blinds repaired no later then February 3, 2022. On February 3, 2022 we will hold an inspection and all need to be repaired. Any questions please contact the HOA Property Management.
Parking Spaces/ Storage/ Vehicles/ Entryway Gates:
1. Each unit has one numbered reserved parking spot. You may parking your additional vehicles in any unmarked spot.
2. There is no storage area for boats, RV parking, etc.
3. All vehicles must display a parking decal or hanger to avoid being ticketed or towed.
4. The gates are not operational and do not close or open. They will remain locked in the open position. There is no longer One way street. The streets are wide enough for two vehicles. All signage has been removed. Upgrades to the main gate area and entry is planned for the near future to make this wider.
This is another item that we have been working on for a year now. We keep on extending due to Covid 19. No more extensions. Violation fines will be issued.
FINAL WARNING FOR REPAIRS:
Also to be added to the windows are the patio decks. Patio decks are not to be used as storage. All decks must be cleaned by this date. Cleared of trash, debris, stored items and furniture. The only permitted items to be allowed on the decks are outdoor patio furniture. NO indoor furniture, tables, etc.
Hello Owners, Board of Directors and Property Managers,
The Board of Directors along with Semper Fi Property Management have been fighting an uphill battle. We have been trying since day one to clean up Quail Marsh. I do want to thank a few owners and managers that have assisted us and done their parts. We have sent out Eblasts to owners and managers. Also posted on the HOA website. Which is qmhoa.com We have asked about repairs to blinds, screens, removing furniture and cleaning up units. We have asked numerous times about getting repairs completed and even gave deadlines. I was hoping and trying not to issue violation fines, but it has come to the time. As of 9/1/22 any unit that has not completed repairs will be issued violation fines per the rules and regs of the HOA. We have said this in the past, but always tried to extend to help owners.
